2005 Ratio Study for Tarrant Appraisal District

Tarrant Appraisal District Operations Data

The skill, accuracy and consistency of the appraisal district in valuing property within the county is measured in the Comptroller’s ratio study. A ratio of 1.00 indicates the median property is assessed at 100% of market value. A ratio of 0.95 indicates the median property is assessed at 95% of market value. The coefficient of dispersion indicates the consistency and uniformity of valuing property within the county. An appraisal district with a low coefficient of dispersion has been more accurate and uniformly consistent in valuing property than an appraisal district with a higher coefficient of dispersion. A coefficient of dispersion of 5 to 10 is considered reasonable for single-family, duplexes and fourplexes in a large metropolitan area. A coefficient of dispersion of 5 to 15 is considered reasonable for commercial properties, income properties and land in a large metropolitan area. The coefficient of dispersion for Tarrant Appraisal District is within suggested limits for single-family and is within suggested limits for commercial real estate.
